Sani=Seal makes an excellent product. We never look back.

Thanks everyone for the replies

I have only put in a toilet twice, and do remember the wax rings with that added part to go down into flange

Hopefully when I get to pulling these old ones out things go well

As long as things seal on first time and remain that way I will be satisfied

For a DIYr, I can see some pretty significant advantages to using one of the many alternatives to a conventional wax ring. For example, this Sani-Seal is about $12 at Home Depot.

Thank You. I have a tall commode I have been putting off installing until I get time to do the floor AS I did not want to deal with the wax ring a couple of times.

This will allow me to change now and do floor later.

Hard to keep up with all the new tech.

This tip more than paid for my fees for this site. smile wink

Do the bolts in picture are the ones in flange?

They are the T-bolts that go between the flange and the toilet base.
